A Legendary Mid-Century Contemporary Jewel Hits the Market for the First Time

The famous Stahl house, a quintessential example of modernist architecture, is up for sale for the initial occasion in its complete history.

This suspended home, situated in the Hollywood Hills, appeared on the real estate market this week. The price tag stands at an impressive $25 million.

Family Move to Part With

The Stahl family, who have owned the home for its full 65-year timeline, issued a statement regarding their choice to sell. They noted that the property had proven too difficult to care for.

"This residence has been the core of our lives for decades, but as we’ve grown older, it has become progressively harder to maintain it with the dedication and vigor it so richly deserves," stated the offspring of the original owners.

They further stated that the period had arrived to find a new "steward" for the house – "an individual who not only recognizes its architectural importance but also grasps its position in the cultural fabric of LA and elsewhere."

Unassuming Beginnings

The inception of the Stahl house go back to May 1954, when the first owners bought a sloped plot of land in the previously undeveloped Hollywood Hills district for $13,500.

Despite the Stahl house growing into a well-known symbol of the city, the family often emphasized that "no celebrities ever lived here," referring to themselves as a "blue-collar family living in a architectural masterpiece."

Construction Undertaking

The first design for the Stahl house was conceived during the warm season of 1956. However, many builders were initially reluctant to build it on the precarious hillside.

In November 1957, the Stahls consulted architect Pierre Koenig, who consented to take on the task. With backing from the prominent Case Study program, pioneered by a key magazine editor, the owners received subsidies to hire Koenig.

The contemporary program "was about innovation" and "employing new building materials and constructing in places that maybe before the technology didn’t really enable," remarked an authority from a city heritage organization. "All those things are combined into a place like the Stahl house, which was cutting-edge, progressive and unthinkable in terms of how it was constructed on that plot that everyone else considered, at the time, was not feasible."

Completion and Iconic Legacy

The Stahl house became Case Study house No. 22, and construction began in May 1959. According to the residents, construction amounted to "only $37,500" and the home was move-in ready by May 1960. The result was "an idealized version of what everyone envisions LA is and should be," the specialist noted.

Soon after the build ended, a celebrated architectural photographer captured what is perhaps the most iconic image of the home. Shot through the floor-to-ceiling glass windows, the photograph features two women positioned in the home’s living room but seeming to float over the LA skyline.

"In my opinion the enduring influence of the photograph is due to the way it expresses an concept about residing in Los Angeles, an duality about being both metropolitan and removed from it," said a founder of an architectural firm and adjunct professor at a leading university.

Protected Designation

The home has enjoyed memorable features in cinema, TV and videos, including several famous titles from the late 1990s and early 2000s.

In 1999, the city designated the Stahl house a heritage site, and in 2013, the house was included as a protected property on the National Register of Historic Places.

Future Ownership

The home continues to be open for tours, as it has been for the previous 17 years, although all appointments are currently fully booked through February. In their statement concerning the sale, the family said they would give "plenty of advance notice" before stopping the tours.

The listing for the home stresses finding a purchaser who will maintain the essence of the space.

"For connoisseurs of architecture, patrons of building, or entities seeking to protect an iconic work, there is simply no equal," the description state. "This is more than a sale; it is a passing of responsibility – a quest for the next steward who will respect the house’s history, appreciate its architectural purity, and guarantee its preservation for future generations."

The authority agreed that the decision of buyer would be a critical one, given the home’s history.

"I think any time a original family, and a guardianship like this, is being sold of a home like this, it always causes a little bit of a pause – because you never know what the next owner, what their aims will be. And do they comprehend and value the house, as in this specific case the Stahl family has?"
